Well things are moving along since Saturdays opening, had a offer on the property from a young couple. Bottom of the price but after commision and costs it gives us the amount we wanted to move to Adelaide.

The conditions they put on time wise was not acceptable to us as there was no set contact date or settlement date. Threw a list to our agent and he rang back, after give and take we left it to him. Wife took the call this morning and contract to be signed on the 6/7 and settlement on the 27/7.

Works out well as there is a Camp Oven Gathering at Alstronville, NSW on that weekend so we will settle the house, have a great weekend with friends we are yet to meet and continue on our merry way after it is over.

Once the contract is signed on the 6/7 we can start looking seriously for a house and go through the reverse cycle of this drama. So as long as the contract is signed then we are set. Have had one moving company in, another on Friday then will check a couple of others out.

You can go back in & edit your post so it reads "contract" rather than "contact".
Seems a bit long winded to contract signing date? Do they have any stipulations like 'subject to finance' etc?
Won't be long we'll be hanging out the "No Vacancies" sign over here in SA!!

Fixed Bruce it is half the period they first want mainly to do with finance. We do not mind as we now know where we stand and the time scale for purchasing in SA.

Another few weeks of good warm weather does not hurt either. Cheers Robert

When we sold the Lake Illawarra house the young couple that bought it paid an additional $1,000 from memory to shorted the cooling off period and shorten the time taken to draw up contracts etc. We thought it was rather strange at the time but apparently it was to try and stop anyone out bidding them by reducing the time frame they were vulnerable. So different to buying places over here, well at least Mannum area anyway. Here the properties are on the market for quite some time and often reappear on the market because the buyer couldn't sell their house to pay for the new one. Part of the sale process is once your offer is accepted by the seller with all the conditions attached it is immediately off the market until the buyer backs out of the deal. When we told the estate agent we had the cash in the bank his eyes near popped out and the seller took all of 30secs to accept our offer to buy at the price he asked but fully furnished the way it was when we looked at it as it was a holiday house rental.

Thanks Dot, Terry over here it remains on the market until an unconditional contract is signed. So we will still be having open house inspections every second week and private viewings if required. Robery
