Good morning 19c, woken about 7am, a severe electrical thunderstorm continued for about 45 mins., very little rain, we heard it rumbling as it eventually moved N/E, very still & bleak now 32c maximum predicted.

NP, I grew up with a red kelpie, Ginger he went everywhere with me, he lived to be 17, he was lame in one leg, blind, he used to cross our quite street to my g’parents home, unfortunately he was hit by a car, my grandfather decided it was time for him to cross the rainbow & shot him, I still think of him & talk about him, I’ve had many other dogs over the years all loving pets but Ginger still remains special, sorry for your loss, RIP Dax.

Good morning everyone from sunny Italy.
I've just lost my last post to the ether. Yesterday we went to Siena, the home of that crazy horse race. Our local guide explained it all lto us. Later we went to a wine tasting. You could tell it was very upmarket by the manicured helipads. I'm going to share a bottle with another of our group tonight. Nothing is cheap here, except me.
We are off to save the Leaning Tower at Pisa today.

Another day looking at houses for sale, another day I feel has strengthened the resolve to build where we were and get a house without everyone else's problems ..... what is it with fire pits in every house for sale .... and they all have a fire burning in them, even though it's in the mid 30's when the photo would have been taken .... how stupid do real estate people think house buyers are
Recently renovated basically means, we tried to cover all the cracks in the walls and gave it a coat of paint .... you'd think the crack in the polished concrete floor in the new bedroom (that was created by walling off the end of the dining/lounge room), would have been something you'd cover with a mat or carpet or something .... a polished concrete floor might be fine for those in their 20's or thirties, 5 mins walking on it and my legs still hurt ..... but where do they think a 20's or 30's aged person was going to find the crazy, just short of a million, price tag

People have crazy ideas regarding what they think their house is worth ..... all the sensibly priced houses are presold to investors ......

A little dated Jon, but I can see what they are saying.

But there is a degree of greed and stupidity running rampant in the real estate market at the moment.

Scroll down and you can see the previous sale was Jan this year, but the price has escalated $261,500 ..... in 6 mths, if you look between the 2024 photos and this recent lot of photos, there is not $260,000 worth of improvements made .......

We didn't offer anything like that amount, but we will be withdrawing our offer anyway, I think the last purchase price was a little on the high side after a second closer look .... then add all the B/S costs involved in buying a house and land, then the cost of selling what we have ......
The $800,000 base price you mentioned, would easily reach the $1m by the time everyone takes a cut by simply flipping the property and buying else where .....

I doubt we would ever sell the house we are looking at building and make money, at our age, flipping properties for a profit holds zero interest, just a nice place to live out the remaining yrs in comfort .....
