The bare land is the killer Terry, we stopped and looked at the new land development in Little Hampton we were expecting a price around $300k BUT soiled pants later we were told between $600k - $650k. The houses advertised as house and land were from $350k - $ upwards .The price is going up every day and also the tradesman doing any reno work their costs are also up there. As Jd said get into it now. Start to live your life while you can not too many years left ol fella.All those things like fire pits are what the young ones want and they are the ones doing the buying and when they buy a house for $1mill plus they will both be working and their repayments will be around and upwards of $5k a month.

Been underway for nearly 2 mths I think, can't make it happen faster, all the soil tests and surveying needs to be done before plans can even be drawn up, engineered and put before council ..... We live in country South Australia, absolutely nothing happens quickly here :lol: We lost over 12 mths with NRMA screwing us around, we had been paid out for the Fuso, looked and found a replacement, drove across to the east coast to buy it, drove it back to Mannum, lived in it, fixed it, got it reregistered and travelled in it twice, then drove back to the Illawarra where we bought it and were there for a mth before NRMA finally paid up .....
If we had made any attempt to even start looking at someone to rebuild in that time, we would have lost out big time to NRMA, a lot more $$ than the amount more it is going to cost to rebuild now compared to just after the fire .....

How they get away with advertising house and land packages for $350 thousand when you couldn't even get a house built for that if you already had the land .... it's fraud if you ask me ......

Remember those houses we went to look at in Victor Harbour, how do they get away with advertising those houses at that price when they know full well they can't build them for that price ........

Nah, those blocks are not for you. one is very small and the other is of course bigger but you are restricted on what you can build plus not a very appealing view in a valley. You may as well buy a houseboat and keep your shed block for your car hobby. :D

They were for you Dottie, we already have a house block with river views that can never be built out ...... nor flooded into the yard either ..... well, never is a hard one, if the ocean rises 12 mtrs, we will have absolute water frontage and travel anywhere would be by boat :lol:
Parts of Strath would be 9 mtrs under water if that happened and a lot of South Australia would only be accessible by boat .... but our house would still be above water ;) :lol:

Actually, make that a 6 mtr rise, we would probably have wet feet at 12 mtrs, but we could tie up the boat to the front of the house at 10 mtrs :lol:

Good morning everyone.
I went to Maryborough as suggested yesterday... everything went as planned 😁..
I now have a new beer fridge 🎂.. I will put it in place today and empty the old one... I've had the new one on since yesterday...as per the instructions in the manual.
I also have the new mig wire... probably get that in the welder today... plus what ever herself wants done ✅

The price for our place has more than double since we bought it 15 years ago..
And it's bacon and eggs day 🥰 at our house...

Exactly. Something that won't empty the bank account during the build. If you run out of money during that stage, you're screwed.

And the bigger and fancier will attract higher annual rates and insurance. Something that is hurting a lot of home owners once they move in. And every year rates increase 2-5% and insurance 5-20%

That doesn't happen in Qld Jon...as I have said before it's on the unimproved capital value.... the vacant blocks in Degilbo pay the same as we do with a three bedroom house on it...
I don't know what all the other states base their rates on.

Yes, unfortunately, most of the other states use an improved property value to determine rates. At least I'll get a pension concession on those, but the other plus is tying some of Margaret's Super Fund money back into real estate and in this case, a home that isn't assessed when it comes to a pension.

The insurance :( legalised theft in reality, a bet with a bookie who doesn't want to pay up if they lose .... with our insurance track record lately ..... who knows just how bad that will be ..... a 1m house replacement cost at the point of construction completion will just keep climbing at maybe 5% or more per yr, compounding, wouldn't take long to reach an uninsurable level. The estimate of the $800,000 build ballooning out to 1m over 2 yrs is greater than 10% increase compounding ..... let's hope that isn't going to happen

There is no way to build the house where it is without over capitalising unfortunately, the block is just too small, so it will need to be two storeys in part, that way we can utilise the slope of the block, parking under the front and the rear entertaining area right up to the back fence to get the max height advantage .... it will make the views even better from the front balcony as well ....

It's a matter of getting as much as we can, on the block, for the best price, I can't see the resale value ever reaching the house and land cost, but as I said before, this won't be looked at as an investment property ......

Thank you everyone for all the kind words about Dax, sadly we all go through these times when we have pets so all understand the effect it has one us. Fine weather today and yesterday took Bindi to Dax's favourite beach and she spent her time checking out all the places he used to spend his time sniffing, instead of wanting to chase her stick. But came good as we went along the beach and finally decided it was stick chasing time. Now to find her a suitable companion and get on with life.
