To Subdivide Or Not

Ask the nursing home across the street if they are thinking of expanding???

They could use the house for admin and build new wards just across the driveway.

Every neighbour around us has subdivided, one has done it twice, I am finally getting the Gman to see that this house is too big for us and so it the rest of the yard, honest real estate agents are you for real I personally know 2 agents and would not use either of them. The one we have for the little house has been pretty good but I have on occasions had to be tough on him Shall do some asking when we see him next just to get his opinion.

Did the neighbours remain in their house though? It would be capital raising then, even if they did devalue the house they were living in.

Big centrelink implications if they stay in the house? I would check that out first, then I guess what the (sheep sh... ) er Norman, said is probably a good thing. He knows the property, I haven't seen it ... yet. xxx

Decisions, decisions...

Anyone considering purchasing in the Strathalbyn area would be delighted with your location/proximity to town & positively orgasmic with the size of the property..

Finding out what the property would be valued at now & also when sub divided would be the key to my decision.

Then there is the cost of the sub-division ($20K+) followed by the possibility of a quick sale of either but more likely to hang around for a bit, or even a bit longer.

Is the cost of the sub-division, the time factor for that plus the possible drawn out time frame for the sale of that piece of land going to be worth the effort?

If it was me I think I'd be seriously considering selling 'as is' with the added incentive to the buyer for a possible sub-dividing.

Assuming this all comes to fruition - one way or the other - what are your plans then...

A. Move into a smaller place in the same locality,

B. Move into a smaller place in another locality, or

C. Get a big trailer fitted out with G's workshop & simply travel... G working on an as required basis to supplement the income?

Either way, don't do it before we get back over there.
